New pre-foreclosure filings from published notices of action, every day

About

PreforeclosureSearch turns published notices of foreclosure suits into one searchable register of new pre-foreclosures: suits filed, and owners served, before any sale is set. It exists because following them by hand means reading every county’s notices, every week they run, matching the second printing of a notice to the first, and copying out the owners and the property — and that is a job software should do.

Who it is for

Real-estate investors, wholesalers and agents who want to reach owners early: people who want to know a suit has been filed, who owns the house and where to write to them, while the owner can still sell, reinstate, refinance, agree a short sale or hand over a deed in lieu.

How it is built

Each published notice is read the day it runs; every printing of one case is folded into one record on its case number; and the county and state counts are recomputed after each day’s notices. Alerts go out after that. The methodology sets out the whole process, including what it misses. PreforeclosureSearch comes from the same small team that publishes other public-records data sites, and is built the same way: every field as the official record printed it, and nothing guessed.

Corrections and removals

If a record here disagrees with its published notice, that is a defect and we want to know. Email support@preforeclosuresearch.com or use the contact form with the county and the case number, and we will check it the same day. An owner, an heir or anyone else named in a record can also ask us to withhold it.

What we are not

Not a government agency, not a court or clerk of court, not a law firm, and not a source of legal advice. We are not affiliated with any court, lender, owner or attorney named in a record.
